PEEDS PLUMBING

Open now · technicians on the road

The price is settled before we touch a wrench.

Family-owned in Northern Virginia since 1986. The technician diagnoses the problem, writes down a fixed price, and does not start until you say yes, at the same rate at 2am as at 2pm.

What the common jobs cost

These are what most jobs actually run, not teaser rates. Some are fixed and some start from. Either way you get your number in writing after the diagnosis and before any work.

$0 dispatch with repair

Emergency, right now

Burst pipe, no hot water, sewage backing up, or a leak you cannot stop. Someone answers at any hour and talks you through the shutoff while a truck is dispatched. No overtime rate, ever.

repair from $189

Water heaters

Most repairs same day. Replacement timing depends on whether your size and type is on the truck.

from $119

Drain cleaning

Cleared and tested. If it comes back within 30 days on the same line, so do we, at no charge.

camera $279

Sewer lines

Camera first, always. You see the footage before anyone mentions digging up the yard.

from $4,800

Repiping

For 1970s copper that has started pinholing, and the 1980s-90s polybutylene still in a lot of Fairfax County houses.

$189, credited

Leak detection

Found without opening walls first. The fee is credited against the repair if you go ahead.

Licensed & permitted

Gas lines

Ranges, dryers, generators and fire pits. Permitted and pressure-tested, which not everyone bothers with.

Quoted per job

Fixtures & faucets

Toilets, faucets, disposals, shut-off valves, and the pressure problems that come with well water.

02 · Why we don't bill by the hour

An hourly rate pays us to be slow

It is the part of this trade that makes people uneasy, and they are right to be. When the meter is running, every decision the plumber makes has a second motive attached to it.

So we quote the job, not the hour. The technician diagnoses the problem, shows you what they found, and writes down one number. If it turns out to be a two-hour job instead of a one-hour job, that is our problem, not yours.

Diagnosis is $0 when you go ahead with the repair.
The price does not move once you have approved it, unless you ask for different work.
You see the options, repair and replace, with both prices, before you pick one.

03 · The guarantee

If it fails, we come back. No argument.

Every repair carries a 2-year warranty on parts and workmanship, and every drain we clear is covered for 30 days on the same line. Miss a confirmed arrival window and we take $1 a minute off the bill up to $60, applied by the technician on site.

The credit applies to scheduled appointments you have confirmed with us. It does not apply to emergency call-outs, where we give you an estimate rather than a window.

04 · How it works

Four steps, no surprises

The same process whether it is a running toilet or a sewer line under the driveway.

You call, a person answers

Not an answering service taking a message. If it is an emergency they stay on the line and walk you to the shutoff valve.

We give you a window and a name

A 2-hour window, plus the technician's name and license number before they arrive.

Diagnosis, then a written price

You see the problem and the number at the same time. Nothing starts until you say so.

Fixed, tested, cleaned up

We test the repair in front of you, and the mess leaves with us. You should not be able to tell where we worked.

Marcus R.Fairfax · water heater repair

Hot water went out on a Saturday night with my in-laws staying. Someone picked up at 11pm, told me which breaker to kill, and had a truck here before 8 the next morning. It was a heating element, not the $2,000 tank the last company quoted me.

Susan K.Vienna · drain cleaning

Good work and a fair price. Only reason it is not five stars is they were about 40 minutes past the window, though they did knock the late credit off the bill without me bringing it up.

Joanne L.Chantilly · sewer line

They ran the camera down the sewer line before quoting anything and showed me the footage on a tablet. Turned out to be roots at one joint, not the full replacement I was braced for.

David T.Centreville · garbage disposal

Booked for Tuesday morning, turned up Tuesday morning. Replaced the disposal, cleaned up, gone in an hour. I don't normally write reviews but the last two plumbers I called didn't show up at all.

06 · Two shops, not one

Close enough to actually get there

One shop in Fairfax, one in Chantilly. Splitting the county between them is the only reason 45 minutes is a promise we keep instead of one we make.

07 · Before you call

The four questions we get most

No. The flat rate is the same at 2am on a Sunday as it is at 2pm on a Tuesday. Call when it happens, not when the rate drops.

It depends on the job, which is why the common ones are listed with real numbers further up this page. Drains start at $119, water heater repairs at $189, a sewer camera is $279. Whatever yours turns out to be, you get the exact figure in writing after the diagnosis and before any work starts, so the number on the invoice is the number you approved.

Yes, every time, in writing. The technician diagnoses the problem, shows you what they found, and writes down one number. Nothing begins until you say yes to it. If you decide not to go ahead, you owe the diagnosis fee and nothing else, and that fee is waived whenever you proceed with the repair.

For emergencies we hold a 45-minute response across most of the area, and a person answers the phone at any hour. For scheduled work it is usually next day and sometimes same day, with a 2-hour arrival window confirmed the day before, plus the technician's name before they arrive.
