Gas lines

Gas lines

Ranges, dryers, generators and fire pits

Every gas line we run is permitted, pressure-tested and inspected by the county, and you get the paperwork with the invoice. Not everyone bothers with that, and the difference shows up years later when you sell the house or make an insurance claim.

What it costs

What it costs

Range or cooktop, existing line nearbyfrom $625
Dryer linefrom $585
Outdoor line for a grill or fire pitfrom $895
Standby generator linefrom $1,450
Permit, pressure test and inspectionincluded

Prices assume a reasonable route from the existing meter or manifold. If your run is long or the meter needs upsizing for the added load, we work that out and tell you before quoting rather than after.

Why the permit matters

The part that gets skipped is the part that gets checked

An unpermitted gas line is invisible until it is not. It surfaces during a home inspection when you are trying to sell, or in a claim after something has gone wrong, and at that point it is expensive in a way the original saving never justified.

Permitting is not slow and it is not much money. The line is pressure tested, a county inspector looks at it, and it goes on the record as done properly. We include all of that in the price rather than presenting it as an extra, because we are not going to run a gas line any other way.

Before we quote

What the appliance needs

Btu rating off the data plate. It decides pipe size, and undersized pipe is the most common fault we find on other people's work.

What the meter can carry

Adding a generator or a second range can push the total past what the existing meter supplies. Better found now than at inspection.

The route

Where the line can run, what has to be opened to get it there, and what we put back afterwards.

Questions

Gas lines questions

In Fairfax County, yes, for a new line or an extension. We pull it, we schedule the inspection, and you get the paperwork.

Yes, and we pressure test the line and leak check every connection before we leave. We will not run a line and leave the last connection to someone else.

Most single-appliance lines are a day, plus the inspection visit. Generator lines depend on the run and whether the meter needs upsizing.

Leave the house, then call the gas utility from outside. That is an emergency for them, not a scheduling call for us. Once it is made safe we can find and repair the line.

Get it run properly and signed off

Tell us the appliance and roughly where it is going. That is usually enough for a price over the phone.
