Fixtures & faucets
The small jobs, at a price agreed first
Running toilets, dripping faucets, a disposal that hums and does not turn, and shut-off valves that have seized since the last time anyone touched them. None of it is complicated work, which is exactly why it should be quoted as a job rather than billed by the hour.

What it costs
What it costs
Fixture prices assume you have bought the fixture or we supply a standard one. We will happily install something you chose yourself, and we will tell you honestly if it is a brand we end up back at.
Well water and pressure
Most fixture problems out here are pressure problems
A lot of houses on the west side of the county are on wells, and well systems tend to run at a higher and less steady pressure than the county supply. High pressure is what wrecks fill valves, splits supply lines, and makes a faucet start dripping again a month after it was rebuilt.
Anything over 80 psi is worth fixing at the source. A pressure reducing valve costs less than replacing fixtures repeatedly, and it is the difference between a repair that holds and one you call about again next spring. We check the pressure while we are there whether or not it is what you called about.
Worth doing at the same visit
Replace the shut-off valves
If the valve under the sink will not turn, the next emergency in that room becomes a whole-house shutoff. They are cheap while someone is already there.
Swap braided supply lines
The rubber ones fail with age and they fail suddenly. Braided stainless costs a few dollars and takes a minute.
Have the pressure read
It takes two minutes and it explains most repeat problems. We do it whether or not you asked.
Questions
Fixtures & faucets questions
Yes. We will install what you bought and tell you honestly if it is a brand we end up coming back to.
Yes, and quickly. A silent leak past the flapper can put a noticeable amount on a quarterly bill, and the parts are inexpensive.
Usually not. It is normally the pressure reducing valve, a partly closed main, or a clogged aerator, in that order. We measure rather than guess.
That is the cheapest way to do them. Make a list, we quote the lot as one number, and it is done in one trip.
